Brazil's taxpayer number, required to buy property. It can be requested at a Brazilian consulate or online through the Receita Federal.

Bring the funds

Transfer through an authorized foreign-exchange operation in your name, keeping the records that prove the origin of the funds.

Due diligence

Developer registration (memorial de incorporação), property records and contract reviewed — I recommend an independent Brazilian lawyer.

Sign and register

Purchase contract, payment of the transfer tax (ITBI) and registration at the Real Estate Registry Office. A power of attorney allows remote signing.
